Reservations are not confirmed and no contract with us exists until all amounts due have been received as cleared funds in our bank account. If you are paying by card, you must allow 4 working days to ensure funds are received by us by the due date.

We accept payment by Bank Transfer, debit or credit card (surcharges applicable are 1.5% for EU commercial cards until 1/7/22, and 1.6% for all EU cards from 1/7/22, and 3% for all ROW/non-EU cards, including security deposit payments. Please note that card surcharges are not refundable under any circumstances, as we don't get a refund on them from the card company). Cash or cheques are not accepted. Bank transfers from overseas to our bank account are charged at £10, to cover costs.

Late payments will be subject to the terms of The Late Payment of Commercial Debts Regulations 2013 ( and

A late payment charge will be applied at £40 per invoice/late payment, plus interest at the rate of 8% above the Bank of England Base Rate.

If at any point throughout the duration of a booking, payment(s) fall beyond the due date, the booking/contract will be deemed cancelled from the start of the period to which the late payment pertains and we reserve the right to place the property back on general sale from that point without further notice being issued.

Where cancellation of a stay due to non-payment results in the loss of any applied long term discount, you are liable for the difference against the previously applied rate for the period occupied. We will invoice for the total which will become immediately due.

If during the course of your stay you become ill or need to self-isolate in accordance with prevailing government guidelines, and therefore must remain in your accommodation you will be required to pay for the full duration of your stay. Our standard payment terms apply.

We reserve the right to require photo identification of all guests prior to access to the apartment.



You will have access to the apartment (at a time to be agreed) from 3pm on the arrival day, and will vacate the apartment by 10am on the departure date. 

Complimentary meet and greet check ins are by prior appointment between 3.00pm and 8pm.

Late or early check ins are subject to availability and charge.

Late check outs are subject to availability and charge.



You acknowledge that this Agreement does not give rise to an assured shorthold tenancy or lease and is an excluded agreement within the meaning of s.3A(7)(a) of the Protection from Eviction Act 1977.



The maximum number of occupants is as per the detailed property listing. Our prices include up to 1 person per bedroom. Additional guests up to the apartment maximum are subject to a surcharge, so please ensure you book for the correct number of occupants. If you arrive with or later attempt to add additional people not included within the original booking you will have breached our agreement and your booking may be terminated with immediate effect with no refund due.



Cancellation and curtailment is 14 days at all times. If you need to cancel or curtail your booking we require this in writing (email is acceptable). Curtailments need to be received by us prior to 11.00am for that night’s stay to be included. Please ensure that you receive our acknowledgement of the cancellation. 

A curtailment of stay may result in a higher per night rate being applied, due to loss of a long term discount. 

If you cancel or curtail your booking and are due a refund, an administration charge of £25.00 will apply in all cases and will be deducted from the refund prior to payment. Refunds of card payments will incur an additional charge (deduction in the refund) of 2.5% of the value of the original payment, to cover card charges.

If the accommodation becomes unavailable for the booked dates or at any time during your stay, due to events beyond our control, we will take reasonable steps to find alternative accommodation to an equal monetary value to the amount paid by you to us. If we are unable to do so, then all monies pertaining to the unavailable period will be refunded. We will have no further liability to you or any other party.



Any breach of these conditions constitutes a cancellation of the stay by you and may result in the immediate termination of your stay. Any refunds will be entirely at our discretion.



Prior to booking you will have had the opportunity to evaluate (and ask questions if necessary), the suitability of the property in terms of its location and facilities for any specific requirements you may have. Any perceived issues or shortcomings must be reported to us immediately, so we can respond appropriately.



In exceptional circumstances, we reserve the right to access our apartment at any point throughout your booking, should we deem it necessary.



Strictly no smoking in any of our apartments, common areas or buildings, and is only permitted in designated external areas. We reserve the right to charge the hirer for any consequential loss and additional cleaning charges for any apartment which cannot be immediately re-let. 



No children under the age of 8 without prior agreement. All children qualify as an occupant. Please enquire prior to booking. 



Sorry no pets are allowed. Assistance dogs may be permitted in some apartments by prior arrangement, please enquire prior to booking.



You may be required to pay a security deposit, which is due for payment along with the final payment for the stay. There is an additional security deposit amount payable, for each child under the age of 12 years. All security deposits are intended to cover any incidental damages and any cleaning costs we deem to be exceptional. This security deposit will be returned, in full or in part as appropriate, by method of original payment within 5 working days after departure (note that refunds by credit card may take several days to appear in your account). 

You are responsible for the full cost of any damages and/or lost property, including keys* and car park permit/fob, however caused, by you or anyone you have allowed into the property, along with any resulting consequential loss to us. The liability of the guest does not directly relate to the level of any security deposit (whether paid or waived). We reserve the right to pursue you in full for these costs.

 *The non return of keys at the end of stay will be treated as lost keys and costs incurred will include lock replacement (parts and labour) as well as consequential losses, for which a minimum charge of £250 will apply.



In the event that we are required to attend the property, or any other location as a result, in order to resolve an issue outside of our responsibility (such as lost keys/locking yourself out), you will be liable for a callout charge, and/or ongoing charges, for time taken to resolve the issue, whatever it may be and howsoever caused. These charges do not include any other costs (such as materials) incurred. Travel time is included in the charge calculation. Charges are as follows:

Rate 1. £50 upto first hour, £50/hour thereafter (charged in 15 min increments)

Mon-Thur 8am-6pm and Fri 8am-3pm

Rate 2.  £100 upto first hour, £100/hour thereafter (charged in 15 min increments)

Mon-Thur 6pm-8am and Fri 3pm-12am

Sat/Sun/Public Holidays all day



We strongly recommend that you take out appropriate travel insurance to cover any costs you might incur if; you have to cancel or curtail your booking for any reason, (including illness, the requirement under government guidelines to isolate, the inability to travel due to the tier system and any other unforeseen personal circumstances), or cause accidental damage as mentioned above. We do not provide any insurance under the terms of this agreement, neither do we sell, promote, endorse, or recommend any products. Please see cancellation policy details above.



Our apartments are in safe residential areas, but your personal property is your own responsibility. Please do not leave valuables in the apartment. Vehicles are left at your own risk.

The hirer is responsible for ensuring that the apartment is securely locked when not occupied during the booking and at the end of the stay in accordance with departure instructions. 



You acknowledge that payment of any amount due will be deemed as an acceptance of these terms.

We reserve the right to update or amend these terms and conditions at any time.
